Our marketing efforts are designed to attract high quality tenants to your property quickly. We don’t like vacancies, and we won’t rent to unqualified tenants.

Our marketing plans include:

Making your property rent-ready. Designing online marketing ads. Providing a 24-hour hotline so prospective residents can call for detailed property information. Taking calls and organizing responses to questions from prospects. Showing the property. Providing rental applications and collecting application fees. Our screening process is comprehensive and consistent. We collect and review applications and we screen for criminal and eviction histories, credit strength, and prior rental performance. We verify employment and income.

You can expect a well-screened, highly qualified tenant, who meets our requirements and has the potential to take care of your home and pay rent on time.

 

Effective real estate investments can demonstrate where money was spent and where it was earned. Our financial tracking and accounting is transparent and accurate. We love the details of financial reports and we take care of any bookkeeping that’s related to the investments we manage. If you need to run a report or track some trends, we have the tools that allow you to do so. Here is a list of duties we perform; Online rental payments and electronic direct deposits. On-time rental payments. Managing payments of mortgage, insurance, HOA dues, and other bills on your behalf. Detailed documentation of expenses via invoices and receipts. Documentation and availability of historical records such as paid invoices, leases, inspection reports, and warranties. Annual tax reporting. Our tenants almost always pay rent on time, but if they don’t, we’re quick to collect overdue payments and enforce late fees. If necessary, we also assist with evictions.

To protect the condition of your investment and increase its value, we make inspections and maintenance a priority. You can count on us to respond immediately to routine repair needs, and we’re available 24-hours a day for emergencies.

Regular inspections are critical to looking for unreported maintenance issues and verifying the lease is being followed. When we’re inside your property, we look for things like leaking pipes and faucets, health and safety concerns, and indications that the property is clean and well-cared for. We talk to the tenants, too, to make sure they’re enjoying the home and having all of their needs met.

Our reliable and effective in-house maintenance team takes care of preventative maintenance; saving you money on expensive deferred repairs and keeping your tenants satisfied with the condition of their home. We also work with some of the best contractors, who provide us with excellent work and affordable prices.
